We understand that different landlords have different levels of experience and require different levels of involvement in this process, so Hathways offer a range of different packages; including full management service, let with rent collection only service and a let only service.

Fully Managed Service

Our full property management service is tailored to suit each individual landlord. The landlord can decide how much involvement they want to have and just leave the rest to our team.

For a fully managed property we will carry out, when required:

  • a free, honest rental valuation, carried out by an experienced, friendly advisor
  • advertise your property in our branch, online and in the local press
  • conduct accompanied viewings
  • obtain references and/or a financial guarantor for every prospective tenant
  • prepare and sign tenancy agreements for both new and existing tenants
  • hold bond deposits in our allocated deposit account which complies with the latest regulations / or deposit with a government approved scheme
  • if required, carry out a full inventory at the start of each new tenancy and inspect the property at regular intervals
  • obtain all meter readings and liaise with local council regarding council tax matters
  • ollect the rent, chase any rental arrears and, if necessary, initiate legal proceedings for non-payment of rent
  • carry out any repairs/maintenance required up to an agreed sum of money and contact you thereafter

Let with rent collection

You may wish to handle the day to day running of your property yourself. We can still help and will provide the following services:

  • a free, rental valuation, carried out by an experienced, friendly member of the lettings team
  • advertisement of your property in our branch, online and in print
  • prepare and sign tenancy agreements for both new and existing tenants
  • accompanied viewings wherever possible
  • Ongoing honest feedback regarding your investment
  • obtain references and/or a financial guarantor for every prospective new tenant

We can find you a suitable tenant and simply collect the rent on your behalf. You can manage the property and we will provide statements and process the payments for you. Tenants can also call into our offices to make payments if this is what they prefer.

Let only Service

If you are a more experienced landlord you may wish to handle the day to day running of your property yourself. We can still help and will provide the following services:

  • a free, rental valuation, carried out by an experienced, friendly member of the lettings team
  • advertisement of your property in our branch, online and in print
  • obtain references and/or a financial guarantor for every prospective tenant
  • accompanied viewings
  • Ongoing honest feedback regarding your investment
  • prepare and sign tenancy agreements for both new and existing tenants

Once the contracts have been signed we will either invoice you for the letting fee or deduct it from the monies received from the tenants. Thereafter all of the paperwork will be sent to you for you to start managing your property.
