You’ve made the decision to sell and have already had some viewings, but you’re still waiting for the offers to roll in. What are you doing wrong? You’ve cleaned, tidied and made yourself scares during the viewing, but you haven’t received the right offer yet. What can you do to help? Don’t worry, there’s still time to attract the right buyer but first, you’ll need to ask yourself if you’re accidentally sabotaging your own sale.

Is your décor too much?

We appreciate everyone has different taste, but when it comes to selling your home you need to appeal to the masses. You can add your bold colours and personal style to your new home but to help with your sale, consider putting your personal tastes to one side for a while. Remember, your home is now up for sale – the aim is to attract a buyer, and neutral décor is the key.

Do you have too many personal touches?

You want potential buyers to imagine themselves living in your home. It’s tricky to do this if it’s filled with personal touches like family photographs, personal mementoes, or even your children’s works of art around the place. Try scaling back these personal items – at least for viewings, anyway.

Does your home smell?

Any strong scents can be a major turn-off for potential buyers. Whether it’s good or bad, a strong aroma can stick in a potential buyers’ minds, overshadowing what they really think of your home. Obviously, scents such as smoke, pets, and food are a turn-off but don’t go overboard with the scented candles and home fragrance either. Avoid all overpowering smells and stick with simple scents like citrus, vanilla and herbs.

Are you being flexible?

Work, family, social life and, of course, viewing potential new houses for yourself can mean that you are extremely busy, but if you’re not being flexible with your own viewings you could be missing out on us showing the right buyer around your home. During the workday or holidays, you can leave a key with our team so that you don’t miss out on a sale. Evening and weekend viewings are also popular – as you will know if you’re searching for a property, too.

Are you being as helpful as you can be?

Communication between you, your estate agent and solicitor is key. To help your sale, make sure you have all of your paperwork ready for when that offer comes in. Once you have accepted at a price you’re happy with, you’ll need to keep on top of all communication to prevent a sale from falling through.
