Are you considering selling your home? Or perhaps your property is already up for sale and it needs a little boost. Home staging is designed to showcase your home’s best assets, impress buyers and sell it quickly for the highest possible price.

Not all sellers stage their homes, especially in the lower price ranges but we’re here to tell you that no matter how much your property is worth home staging is always a good idea and less hassle than you might think!

How do you feel when you hear the phrase “home staging”? You probably think it’s something you can’t do yourself, maybe that it sounds expensive, or that it’ll take too much effort. DIY home staging is actually highly effective and simple for any homeowner to do. Here are our four D’s of home staging.

Deep Clean

A clean home shows potential buyers that you’ve taken care of the property. It goes without saying that before each viewing you should tidy your home but a thorough deep clean will help you keep your home tidy for each viewing. Focus on the main living areas particularly your kitchen, living room and bathrooms. Make sure your appliances and bathroom suites are left sparkling.

Obviously cleaning the property yourself will save you money but if you’re struggling for time and would like your property to look its best there are several reputable local cleaning companies that you can use.

Declutter

No one likes clutter but unfortunately when you’re trying to sell your home clutter distracts potential buyers and makes it seem like there is less space.

Decluttering can be a big job but the benefits go beyond helping your sale, you will also feel far happier as you walk into a room! Box up anything that you don’t need day-to-day and store it away. This is a great opportunity to get rid of things that you no longer use or need. There are several blogs, TV shows and even local businesses, offering tips, advice and decluttering services.

Depersonalise

To help potential buyers envisage themselves living in your home you should try to remove all personal touches, such as family photos, keepsakes and refrigerator art! If you’re going on viewings yourself you will know that a property that has removed the personal items stands out. The last thing you want is for potential buyers to be distracted, or even worse, put off by your personal items.

These “personal items” can also include bathroom products and kitchen gadgets. Try to hide away your lotions and potions in your bathroom and keep kitchen worktops clear.

Define

Each room should have a defined purpose to help potential buyers see how they can maximise the home’s square footage. Guest rooms can sometimes merge into laundry rooms or even home offices so let’s go back to basics and stage each for one purpose. Attics, basements and even garages can be staged to highlight the additional space your home boasts to potential buyers.

Buyers may wish to change the purpose of a room but if it is staged correctly this will allow them to see for themselves how they would use the space and visualise themselves living there.

We hope that we have encouraged you to home stage your property, proving that with just a little time and effort you can help to increase your home’s value and find that motivated buyer quickly. If you have a property to sell in South Wales call our team on 01633 870777.
